Responsibilities
Identifying potential land parcels for acquisition, conducting title searches, negotiating with landowners, and managing the land acquisition process according to legal frameworks.
Responsible for acquiring land by navigating government regulations, building relationships with local authorities, and facilitating communication to secure necessary land permissions and approvals for project development.
Building and maintaining relationships with government officials at various levels.
Managing land acquisition targets, lead generation targets, and other KPIs for the development business.
Working as an integral part of the Mumbai land team to effectively implement a strategy for increasing leads.
Strategic thinking and on-ground insights into competition.
Keeping a pulse on the process of permissions and intervening wherever necessary to speed up the process.
Constantly analyzing results and identifying opportunities to improve systems and processes.
Day-to-day management and mentoring of the local team.
Closing out land purchase negotiations and dealing with landowners
Sharing land acquisition targets
Building a pipeline of potential new lands
Maintaining key broker and channel partner relationships. Motivating them to refer land sellers.
Improving engagement with local authorities for quicker turnaround time.
Leveraging strategic insights into the market and proficiency in the Local language to navigate local regulations effectively and optimize project outcomes.
Intervening with approvals as and when directed by the Mumbai team.
Empanelling submission drawings architects as and when directed by the Mumbai team.
Ensuring approval timelines for permissions team as directed by the Mumbai team.
